The EdenRise Business Model: Two engines, one platform.

In the Nordics and Northern Europe, we create value through joint project companies with major contractors, sharing the upside when completed assets are sold to institutional investors.

Globally, we scale through a licensing and OEM model, where partners build under their own brands on top of the EdenRise platform, generating recurring revenues for us with virtually no geographical ceiling.

The Project Model: SPV partnering close to the
market (Nordics & Northern Europe)

In our home region – initially Scandinavia and Germany – EdenRise works through project companies (SPVs) jointly owned with established contractors and institutional buyers.

In short, the project model works like this.

Each major development is placed in a dedicated SPV co-owned by EdenRise and a construction partner.

EdenRise delivers the MagicSteel-based building system, the AI Platform, the digital twin and the connection to the supply chain. The construction partner is responsible for land, groundworks, connections, site operations, installations and final completion.

Once the project is complete, it is sold to an institutional investor and the profit is shared according to the shareholders’ agreement.

Revenue streams for EdenRise in the project model:
- System revenues – sale of the EdenRise building system and     components into the SPV.
- Development and project fees – revenues linked to design, AI-based engineering, digital twin and industrialisation workflows.
- Profit share / carried interest – a share of the value uplift at exit.

This allows us to stay close to the market in the Nordics and Northern Europe build strong reference projects proving the technology, ESG performance and economics create attractive, de-risked assets for institutional buyers, with shorter construction time, lower CAPEX and clear ESG data.

At the same time, the model is scalable. The partnering framework, cost tracking and risk-sharing structure can be reused across multiple cities and projects.

In the OEM model, EdenRise licenses its AI-driven building platform (digital twins, non-load-bearing internal walls, non-combustible steel/mineral wool shell, high-performance envelope) component standards and technical rules for how the EdenRise system is implemented quality assurance, certification frameworks and continuous updates. 

The local OEM partner manufactures, assembles and sells under its     own brand integrates the EdenRise platform into its existing business can deploy EdenRise technology in both its own developments and for third-party clients.

Revenue streams for EdenRise in the OEM model:   
- Initial license fee: a one-off fee per OEM partner (typically USD 1.0–2.5 million, depending on region and portfolio).
- Annual license/royalty: roughly 12–18% on the platform-related portion of project value.
- Support & upgrades: recurring revenues for new platform versions, standard libraries and QA systems.
- Optional add-ons: data/analytics services, extra certification packages, training, etc.

For OEM partners, the model offers:
- CAPEX-light entry – no need to build new factories; they plug into a     platform.
- Fast time to market – from agreement to first project in 12–18 months.
- Short payback period – feasibility studies show payback around 2.8     years per OEM, assuming normal project volumes. 

For EdenRise, the global OEM model delivers:
- A high-margin business, with simulated gross margins around 42%.   potential to scale to dozens of OEM partners
– Break-even around five agreements; with >40 partners, license revenues can reach ≈USD 264 million by year five in the scenario analysis.   
- Virtually no geographical ceiling – the model can be tailored for Europe, North America, Asia, MENA, South America and Oceania, with local certification and QA hubs in each region. 

The OEM model positions EdenRise as a global standard for AI-enabled, non-combustible, mixed-useo ptimised construction, while allowing us to focus our in-house project resources where they deliver the strongest strategic value: in the Nordics and Northern Europe.
